Buying your first home in WA? Here’s what you can stack.

Western Australia’s first-home support comes in three layers — the $10k grant, the First Home Owner Rate of duty, and the 5%-deposit Home Guarantee Scheme. Get the combination right and a Baldivis or Canning Vale first home can cost tens of thousands less upfront. We arrange it end-to-end, in English, Nepali or Hindi.

Grant

$10,000 First Home Owner Grant

For buying or building a new home (value caps apply by region — around $750k in the Perth metro area). Established homes don’t get the grant, but they do get the duty help below.

Stamp duty

$0 duty up to $450k

Under the First Home Owner Rate, eligible buyers pay no transfer duty up to $450,000 and a concessional rate up to $600,000 in the metro area (regional thresholds differ). Vacant land has its own concession tiers.

Deposit

5% deposit, no LMI

Under the expanded Home Guarantee Scheme (since 1 Oct 2025): no income caps, no place limits, Perth price cap $850k. The government guarantees part of the loan so you skip LMI entirely.

Also worth knowing: Help to Buy — the national shared-equity scheme — can lower the bar further for eligible buyers (income and price caps apply), and WA runs off-the-plan duty concessions with their own windows. How much is the First Home Owner Grant in WA?

$10,000 for buying or building a new home — with value caps that differ by region (around $750,000 in the Perth metro area, higher in the north of the state). New homes only; established homes don’t attract the grant but can still get the First Home Owner Rate of duty.

Do first home buyers pay stamp duty in WA?

Not up to $450,000 — the First Home Owner Rate gives a full exemption there, with a concessional rate up to $600,000 in the metro area (regional thresholds differ, and vacant land has its own tiers). Above the caps, normal duty applies. We confirm against current RevenueWA rules.

Can I buy in Perth with a 5% deposit?
