WA First Home Owner Grant: $10,000 for a new home, explained

Quick answer: the WA First Home Owner Grant is $10,000 for a new home. For transactions from 7 May 2026, the value cap is $800,000 south of the 26th parallel (including all of Perth) and $1,000,000 north of it. Each applicant must live in the home for at least 6 continuous months.

WA raised its grant caps in May 2026, so more new homes in Perth now qualify. Here’s how the grant works and how it fits with WA’s first home owner rate of duty.

What counts as a new home

  • A newly built home that hasn’t been lived in or sold as a home, including off-the-plan purchases.
  • A home you build under a building contract, or as an owner-builder.
  • A substantially renovated home bought from the renovator, where most of the home was replaced and nobody has lived in it since.

Established homes don’t qualify for the grant.

Who qualifies

  • Each applicant is 18 or over and buys as an individual.
  • At least one applicant is an Australian citizen or permanent resident when applying.
  • Neither you nor your spouse has received a first home grant or the first home owner rate of duty before, or owned residential property in Australia before 1 July 2000, or lived for 6 months or more in a home you owned since 1 July 2004.

How long you must live there

Each applicant must live in the home as their main residence for a continuous period of at least 6 months, starting within 12 months of completion.

How it’s paid

Apply through an approved agent, usually your lender, or with RevenueWA through its online portal. Through a lender, the grant is usually paid at settlement or the first construction payment.

How it stacks with other help

  • First home owner rate of duty: from 7 May 2026, no duty on a home up to $600,000, with a concessional rate up to $800,000; vacant land is duty-free up to $450,000, concessional to $550,000. It also applies to established homes.
  • 5% Deposit Scheme: price caps are $850,000 in Perth and regional centres and $600,000 elsewhere in WA.

On a $600,000 new home in Perth, an eligible buyer could receive the $10,000 grant, pay no stamp duty under the first home owner rate, and avoid LMI with a 5% deposit.

Off-the-plan apartments and townhouses

WA also has a separate off-the-plan duty concession for strata homes bought before or during construction, to 30 June 2028. Ask your conveyancer whether it applies.
