Tasmanian First Home Owner Grant: $20,000 for a new home, explained

Tasmania’s first home help changed on 1 July 2026: the grant dropped from $30,000 to $20,000, and the stamp duty exemption for established homes ended. Here’s where things stand.

What counts as a new home

  • A new home that hasn’t been lived in or sold as a home, including kit homes.
  • A home you build under a building contract, or as an owner-builder.

Established homes don’t qualify for the grant.

Who qualifies

  • You’re 18 or over and buy as an individual.
  • At least one applicant is an Australian citizen or permanent resident.
  • Neither you nor your spouse has received a first home grant before, owned residential property in Australia before 1 July 2000, or owned and lived in one for more than 6 months since then.

How long you must live there

You must live in the home as your main residence for a continuous period of at least 6 months, starting within 12 months of completion.

How it’s paid

Apply through your lender to receive the grant at settlement or with the first construction payment, or apply directly to the State Revenue Office of Tasmania.

How it stacks with other help

  • Stamp duty: the 100% first home duty exemption on established homes up to $750,000 ended for transfers settling after 30 June 2026, and the 50% off-the-plan concession ended for agreements signed after that date. New builds pay normal duty.
  • 5% Deposit Scheme: price caps are $700,000 in Hobart and regional centres and $550,000 elsewhere in Tasmania.

On a $600,000 new home, an eligible buyer could receive the $20,000 grant and avoid LMI with a 5% deposit through the 5% Deposit Scheme, but would pay normal stamp duty. Our stamp duty calculator covers Tasmania.

Timing matters

The grant amount depends on when the transaction starts, such as the date you sign the building contract. If you’re planning a build, check the current amount and end date before you sign.
