Victoria's first-home support comes in three layers — the $10k grant, the stamp-duty exemption, and the 5%-deposit Home Guarantee Scheme. Grant

$10,000 First Home Owner Grant

For buying or building a new home up to $750k — house-and-land in the growth corridors qualifies. Established homes don't get the grant (but do get the duty help below).

Stamp duty

$0 duty up to $600k

Eligible first-home buyers pay no stamp duty up to $600,000 — a saving of roughly $31,000 at the cap — with a sliding concession from $600,001 to $750,000. New or established.

Deposit

5% deposit, no LMI

Under the expanded Home Guarantee Scheme (since 1 Oct 2025): no income caps, no place limits, Melbourne price cap $950k. The government guarantees part of the loan so you skip LMI entirely.

Also worth knowing: Help to Buy — the national shared-equity scheme — can lower the bar further for eligible buyers (income and price caps apply), and VIC has periodically run off-the-plan duty concessions with their own windows. Whether they beat the standard stack depends on your numbers — we'll compare on the call.
