For buying or building a new home — and since mid-2024 there’s no property value cap. Established homes don’t attract the grant.
$0 duty on new builds & land
Eligible first-home buyers pay no stamp duty on a new home, off-the-plan purchase or vacant land to build on — with no price cap. Note: SA has no duty relief for established homes, which makes building the clear winner here.
5% deposit, no LMI
Under the expanded Home Guarantee Scheme (since 1 Oct 2025): no income caps, no place limits, Adelaide price cap $900k. The government guarantees part of the loan so you skip LMI entirely.

How much is the First Home Owner Grant in SA?
$15,000 for buying or building a new home — and for contracts since mid-2024 there is no property value cap. New homes only; established homes don’t attract the grant.
Do first home buyers pay stamp duty in SA?
Not on new builds — eligible first-home buyers pay no stamp duty on a new home, off-the-plan purchase or vacant land to build on, with no price cap. There is currently no duty relief for established homes in SA, which is why building new is so much stronger here. We confirm against current RevenueSA rules.
Can I buy in Adelaide with a 5% deposit?
Often yes — the expanded Home Guarantee Scheme has no income caps or place limits since 1 Oct 2025, and the Adelaide price cap is $900,000. You buy from 5% deposit with no LMI.
Can I combine all three?
Yes — for an eligible new build the $15k grant, $0 duty and the 5%-deposit guarantee can all apply to the same purchase. Each has its own tests — that’s what the free first call sorts out.
