Right now Queensland offers the biggest first-home support in the country: a $30,000 grant on new builds, zero transfer duty on new homes, and the 5%-deposit Home Guarantee Scheme. Grant · ⏰ timing matters

$30,000 First Home Owner Grant

For buying or building a new home under $750k — for eligible contracts signed by 30 June 2026. It's scheduled to return to $15,000 after that, so if you're close to signing, the date is worth real money.

Transfer duty

$0 duty on new builds

First-home buyers pay no transfer duty on a new home or land to build on (contracts from 1 May 2025 — no price cap). Buying established? A concession still applies: broadly full relief to $700k, phasing out at $800k.

Deposit

5% deposit, no LMI

Under the expanded Home Guarantee Scheme (since 1 Oct 2025): no income caps, no place limits, Brisbane price cap $1.0M. The government guarantees part of the loan so you skip LMI entirely.

A $650k new build in Moreton Bay.

Say you're buying a house-and-land package in Morayfield, Burpengary or Griffin for $650,000 as your first home, contract signed before 30 June 2026. Here's how Queensland's stack lands.

How much is the First Home Owner Grant in QLD?

$30,000 for buying or building a new home under $750,000 — for eligible contracts signed by 30 June 2026. It's scheduled to return to $15,000 for contracts after that date, so timing matters. We confirm against current Queensland Revenue Office rules.

Do first home buyers pay stamp duty in QLD?

Not on new builds — for contracts from 1 May 2025, eligible first-home buyers pay no transfer duty on a new home or vacant land to build on, with no price cap. Established homes get a concession: broadly full relief to $700k, phasing out at $800k. Residence and eligibility tests apply.

Can I buy in Brisbane with a 5% deposit?

Often yes — the expanded Home Guarantee Scheme has no income caps or place limits since 1 Oct 2025, and the Brisbane price cap is $1,000,000. You buy from 5% deposit with no LMI.

Can I combine all three?

Yes — for an eligible new build the $30k grant, $0 duty and the 5%-deposit guarantee can all apply to the same purchase. Each has its own tests — that's what the free first call sorts out.
